Technical implementation

The roof structure consists of a bituminous vapor barrier, PIR insulation and a BossCover EPDM seal. A 5 mm bituminous roofing was applied in the technical areas, combined with EPDM finishing on specific details.

The main roof sections include:

  • Main roof: ± 3,600 m²
  • Large terraces: ± 5,200 m²
  • Indoor terraces: 195 pieces, together ± 820 m²
  • Technical sheds: ± 3,500 m²
  • Seal above stores (+1): ± 5,200 sq. ft.
  • Temporary waterproofing: ± 6,150 m²

A striking part of the project is the main roof that acts as a retention roof, designed to temporarily store and delay rainwater. A sustainable solution in the urban environment of Brussels.

Sustainable roof renovation in the heart of Brussels

OXY, the former Anspach building and former headquarters of bpost, is currently being completely redeveloped into a multifunctional urban project with offices, stores and a hotel. Tectum Group is responsible for the renovation and waterproofing of all roofs and terraces, representing a total area of more than 24,000 m². The works are in progress and are expected to be completed by the end of 2025.

Challenges and peculiarities

The implementation on Oxy presented some specific challenges. The parabolic façade and mirror glass create exceptionally high temperatures on the roof surface of the large terraces. This required extra attention during the work. In addition, the building is particularly detailed: with 195 interior terraces, numerous balustrade bases and roof lift foundations, the project required a meticulous approach and continuous coordination with the other parties involved.
