
The majority of the project involves renovating the sloped roofs. After removing the existing roofing, the wooden roof structure will be thoroughly inspected. Damaged wood will be replaced as needed.

A major technical challenge is leveling the existing roofs. After all, in older roof structures, the existing rafters and purlins do not always form a nice, straight surface. The rafters are therefore adjusted where necessary, and additional trusses are installed on the purlins. In this way, our roofers recreate a flat and stable surface for the rest of the roof structure.
Next, the roofs will be covered with underlayment and new slate tiles. The box gutters and zinc hanging gutters will also be repaired, and various details will be finished with Rockpanel.

In Machelen and Diegem, 120 public housing units are undergoing extensive renovation. Tectum Group has been commissioned by Six to renovate both the sloped and flat roofs.
In total, our teams will be working on approximately 11,000 m² of sloped roofs and 1,000 m² of flat roofs. The work began in September 2025 and will continue in phases through September 2028.

In addition to the sloped roofs, the project includes 1,056 m² of flat roofs. The current condition varies from building to building: some roofs are insulated, others are not, and the existing bituminous waterproofing also varies from a single layer to a double layer.
Where necessary, we repair the existing waterproofing and apply a new layer of roofing. This approach ensures that we start with the existing conditions and the condition of the existing roof structure for every roof.

The scale of the project also poses a significant logistical challenge. The homes are spread out across Machelen and Diegem, while the available storage space is limited. Tight scheduling of personnel and materials is therefore essential to keep the work on track throughout the entire construction period.
In addition, not all of the affected homes or apartment buildings are completely vacant during the renovation. That is why our crews ensure that a roof is resealed and made watertight on the same day after demolition. This way, we minimize the risk of water seepage and ensure that residents and neighbors remain as protected as possible during the work.
With a three-year construction period, over 12,000 m² of roof area, and a wide variety of existing roof structures, this renovation project requires a close integration of technical expertise, planning, and day-to-day site management.
